Is the land freehold or leasehold?

All our projects are freehold. The land is fully owned by Wemark Properties, ensuring that you have complete ownership

Is the title deed clean and verifiable?

Yes, Wemark Properties ensures that all title deeds are clean and verifiable. We subdivide our sold lands and hand over legitimate and legally verified title deeds to our clients, ensuring a smooth and secure property transfer process.

Are utilities (water, electricity, sewer) available on the plot? If not, what is the cost of connection?

All our projects have access to essential utilities like water, electricity, and sewer, or are located near them. While the utilities are accessible, the installation costs are covered by the clients.

What is the zoning of the area (residential, commercial, etc.)?

Wemark Properties focuses exclusively on areas with freehold zoning. We do not engage in leasehold properties, ensuring that you have complete ownership and flexibility with your land or property.

In which areas are plots/houses available?

Wemark Properties offers plots and houses in several prime locations, including a beachfront housing project in Casuarina, Malindi; land projects in Kangundo Road - Kantafu, Baolala, and Ngong; and a beach plot in Mayungu - Malindi.

Are there any hidden costs associated with buying a plot/house (taxes, legal fees, etc.)?

At Wemark Properties, the prices for our land projects and houses include Value Added Tax (VAT), legal fees, and title deed fees. There are no hidden costs, as we provide a comprehensive breakdown of all associated expenses upfront.

What financing options are available for buying a plot/house?

Wemark Properties has partnered with KCB Bank to offer financing options for our beachfront housing project, Paazuri Residence, in Malindi.

Do you offer property management services?

Yes, Wemark Properties will be responsible for the running and maintenance of our residential houses at Paazuri Residence in Malindi. Our services include overseeing the property's day-to-day operations and ensuring its upkeep.

Have they completed similar projects successfully in the past?

Yes, Wemark Properties has a strong track record of successful projects. For our land projects, we have sold out several Malindi developments, including Jameela Gardens, Tabasamu Gardens, Solar City Malindi, Malindi Phase 1 Beach Plots, and Malindi Phase 2 Beach Plots. In terms of houses, we have reached Phase 2 of development for Paazuri Residence, with Phase 1 sold out. We are preparing for Phase 3, and plans for Phase 4, featuring apartments, are set for early 2028.
